1. Project Managing for Investors & My Own Property Journey
I’m Gareth, founder of Blueprint360 Project Management. I specialise in managing HMO and flat conversion projects for investors, ensuring they are delivered on time, within budget, and to a high standard. I take care of everything—from planning and compliance to contractor management and quality control, giving investors a hands-off, stress-free experience.
Alongside project management, I’m also a property investor myself, focusing on high-end HMOs in Manchester. My business partner, Ben, is the other half of Taylor-Smith Property, where we create high-quality co-living spaces designed to maximise both tenant appeal and investor returns.

2. My Background in Plumbing & Heating
In 2015, I launched my own plumbing and heating company, working on multi-million-pound properties across Surrey and Sussex. Specialising in large-scale projects, I built a skilled team and handled full project management—overseeing installations, budgets, and timelines to ensure top-quality results.
I’m still Gas Safe qualified and personally commission heating systems for my project management clients, ensuring everything is done to the highest standards. Having this technical knowledge means I can confidently oversee mechanical, electrical, and plumbing (MEP) aspects of every project.
3. Military Experience & Construction Expertise
I joined the British Army in 2008 as a Royal Engineer, specialising in military construction and becoming a qualified carpenter. Over the years, I worked on major engineering projects across the world, managing large-scale military operations and construction sites in high-pressure environments.
This experience gave me critical problem-solving skills, leadership experience, and hands-on expertise in construction, site management, and project planning—all of which I now apply to my property development and project management work.
